INSPECTION TYPES
1 Frame/Pre Plaster Inspection: Once the framework of your home has been approved, this inspection will be carried out and will look for the following:
- The slab levels and finish of the slab is within the standards
- No overhang is present. (Frame hanging over slab)
- The plumb ness of the wall frames comply with the building code.
- The installation of the roof truss is within the building code
- The roof and tiling installation is correct
- Guttering, fascia and eaves are level and correctly installed
- All window frames are correctly installed and level
- The quality of brickwork, ie: correct levels, weep holes, articulation joints, mortar consistency, brick overhang, perpends, etc. are all correct and within the building code.
- Blending of brickwork is correct and of a high standard
- Shower bases and baths are installed correctly
** We also check for surface cracks and any exposed steel**
2 Fixing/Pre-Paint Inspection: In this inspection we check for:
- Plumb ness of plaster walls
- Architrave joints are completed correctly
- Plumb ness of door and window architraves
- Straightness of skirting boards
- Straightness of cornice lines
- Door margins are correct
3 Pre-Handover Inspection: This inspection is by far, the most comprehensive and highly recommended of all the stage inspections.
- All aspects brickwork, ie: perpends, articulation joints, weep holes, mortar color and consistency and levels are correct within the building code
- All guttering, eaves and fascia are level and within the building code
- Door tolerances are within building code
- All walls, cornices and architraves are level and within the building code
- All cupboards, vanities and basins are level and damage free
- Checking for quality of grouting and caulking where appropriate, to be of good finish
- All paint and plaster work is of a high standard and within the building code ie: looking for paint runs, thin paint, visible plaster joins, etc
- All fixtures, ie: baths, showers and toilets are installed correctly
- Correct plumbing and electrical work has been carried out
- Roof tiling, flashing, etc has been correctly installed
- Defects on windows are also checked ie: bowed windows
4 Maintenance Inspection: This inspection takes place during your maintenance period. Items that are checked are usually what's from the pre-handover inspection with the exclusion of paint issues, ie: marks on walls and damage to the exterior ie: broken bricks or dented down pipes.
